This diploma thesis is describing extent of impact of location on real estate placed in town Valašské Meziříčí and comparing it with other real estates located near town Valašské Meziříčí. This diploma thesis is also solving question if is area of town Valašské Meziříčí so much significant that can balance better technical conditions or other positive technical distinctions of compared real estates. For solving this question will be evaluated five real estates. For the evaluations will be used these ways of evaluation: evaluation based on costs, comparing of real estates based on valid price regulation and direct comparing.

The thesis describes all evalution methods used in the Great Britain, it also describes the current state of the property market, expert work and in the end are described in detail the methods used for the valuation of the house. In thesis attachment is an exemplar of the evalution report for a house in the Great Britain according to the standards and the methodologies used by the evaluation experts in the United Kingdom.

The aim of this master´s thesis is to evaluate the real value of the apartment building and to apply the attributes of the system approach for all operations associated with that particular evaluation. The thesis is mainly focused on the creation of the essential system parameters and the aplication of system methodology on solution of specific expert opinion. As a sample for aplication of system aproach for processing expert opinion was used real estate in Brno-Židenice, on which was used evaluation according to assignment.

Economic characteristics of building in the life cycle of the building work is a very broad topic. Captures economic part and associated technical part idem. Also, the life cycle of building work is very broad, a great many aspects and bearings enters into and influences the work. Excepting costs and prices of acquisition and maintenance of the works is necessary to observe quality of work performing. Both the materials used part and in terms of quality of each facture. This affects the amount of costs that may arise on the part of such unnecessary and degrading work as an entirety. This work attempts to describe all these aspects and influences, classify and appropriately use to monitoring of the works. All findings are tested on the building work - family house. The cornerstone is to find a suitable way of sorting accompanying work throughout its life cycle, allowing us to track costs and prices incurred on it. The conclusion consists answering questions and hypothesis exposed in the work.

In addition a database for market segmentation in Hodonín was created and for subsequent evaluation and evaluation of the effectiveness of the whole development project.
